We acted on behalf of Bomac North West Limited, the landlord of a 96,000 sq.ft office campus in Letterkenny, Co. Donegal. The tenant who held a 25 year fully repairing and insuring lease was intending to invoke a break clause to surrender and we were instructed to negotiate a dilapidations settlement.
We inspected the premises, assessed the condition and the tenant’s outstanding liability in terms of repairs, reinstatement and redecoration. We applied budget costs to these liabilities and ultimately agreed a substantial settlement in lieu of performance of the obligations with the tenant’s representatives.
